    Our Tiny Home Construction Process

    1. Design consultation & zoning review: We meet to discuss your vision—size, layout, foundation type, and intended use (ADU, guest cabin, full-time residence). Zoning codes are reviewed for setbacks, ADU allowances, minimum square footage, and parking requirements. Feasibility is confirmed before design work begins.
    2. Plans & permitting: Architectural plans are drawn showing floor plan, loft dimensions, egress windows, and systems. Structural calculations are completed for foundations and snow loads. Building permits are submitted—some jurisdictions require ADU or tiny house addendums. Septic, well, or utility hookup permits are coordinated.
    3. Foundation & site prep: The building site is leveled and compacted. Frost footings and stem walls are poured (permanent builds), or pressure-treated skids are installed (relocatable units). Plumbing and electrical rough-ins are placed. Temporary power and access are set up.
    4. Framing & envelope: Wall and roof framing is built using engineered lumber or dimensional framing. Lofts are framed with proper headroom and ladder/stair access. The structure is sheathed, windows and doors are set, and the building is dried in with roofing and house wrap.
    5. Systems & insulation: Plumbers, electricians, and HVAC techs install rough systems—tankless water heaters, mini-splits, compact electrical panels, and low-flow fixtures. Spray foam or batt insulation is installed and inspected. Mechanical and electrical rough inspections are passed.
    6. Finishes & final walkthrough: Interior walls (shiplap, drywall, or T&G) are installed. Flooring, cabinets, countertops, trim, and fixtures are finished. Loft railings, ladder/stairs, and storage are built. Final inspections are completed, and a certificate of occupancy (or ADU approval) is issued. Keys and user manuals are handed over.
