    Our Commercial Construction Process

    1. Feasibility & site analysis: We review zoning, setbacks, parking ratios, utility capacity, and site constraints. Geotechnical borings and surveys are coordinated. Preliminary budgets and schedules are developed to assess project economics.
    2. Design development & permitting: Architectural plans, structural, mechanical, and civil drawings are completed. Energy calculations, fire sprinkler plans, and ADA compliance reviews are submitted. Building permits, fire marshal approvals, and utility hookup agreements are secured.
    3. Site work & foundations: The site is cleared, graded, and compacted. Storm drainage, water, sewer, and electrical are roughed in. Parking lots and sidewalks are subgraded. Foundations (spread footings, slab-on-grade, or piers) are poured and cured.
    4. Structure & envelope: Structural framing (steel, wood, or tilt-up panels) is erected. Roof decking, exterior walls, windows, and doors are installed. The building is dried in with roofing and weather barriers. Fire-rated assemblies and demising walls are framed.
    5. MEP rough-in & fire protection: Plumbers, electricians, and HVAC contractors install rough systems. Fire sprinkler piping is tested and inspected. Data/telecom conduit is placed. Insulation is installed, and rough inspections are passed.
    6. Finishes, paving & final inspections: Interior finishes (drywall, flooring, ceilings, doors, hardware) are completed. Parking lots are paved, striped, and signed. Final inspections (building, electrical, plumbing, fire, health) are passed, and a certificate of occupancy is issued. Keys, warranties, and as-built drawings are delivered.
